Kardamyli has been quietly receiving travellers for two centuries. Patrick Leigh Fermor built his house here in 1962. Bruce Chatwin’s ashes are interred in the church at Exochori. The Slow Cyclist’s £3,600-per-person Mani tour starts and ends in the village. There are good small hotels, there are tavernas with view-of-the-sea terraces, and there are a few villas with infinity pools. Achilles Cottage is none of those. It is a two-bedroom stone cottage on its own walled lot, with a stone garden, a coffee machine, and the kind of silence that takes most guests two days to fully trust.
This is a guide to who Achilles Cottage is for, what it is and what it is not, how to use it as a base for the Mani, and how to think about it relative to the larger Villa Leonidas estate just down the hill.
What Achilles Cottage actually is
Achilles Cottage is a self-contained two-bedroom, one-bathroom stone cottage in Kardamyli, sleeping up to four guests. It sits on its own lot, with its own drive and its own dedicated parking, a short walk from the main Villa Leonidas estate but operationally separate.
- Two bedrooms: one king, one twin (reconfigurable on request).
- One full bathroom with a shower.
- Sleeps four guests.
- Full kitchen with espresso machine, dishwasher, and washing machine.
- Air conditioning in both bedrooms and the living room.
- Fast Wi-Fi throughout.
- Stone-walled garden with a dining table for six, herbs in pots, and a hammock in the corner.
- Separate drive and dedicated parking for one car.
- No pool.
That last point matters. The cottage is designed as a quiet retreat. Guests who want pool access either book one of the main estate properties or drive to the village beaches. Ritsa, Foneas, Kalogria, and Delfini are all within a short drive, each different in character; pebble cove, sea-stack postcard, sandy family beach, sheltered swimming pool of a bay respectively.
Who Achilles Cottage is for
Couples
Two people in a two-bedroom cottage is the highest-use case. One bedroom becomes a dressing room or a quiet morning workspace. The garden becomes a private breakfast spot. The village is a ten-minute walk downhill, which means you can have dinner at Lela’s and walk back through the olive grove under the stars. Couples on honeymoon, anniversary, or just a sabbatical week from the city all fit here.
Small families
Two parents and one or two children fit comfortably. The twin bedroom suits children up to teenage; older couples often configure it as a single-and-storage. The garden is fully walled, which makes it safe for small children to wander. The cottage is not designed for groups of four adults; the bathroom geometry means one shared shower and one full kitchen, which is fine for a family but tight for two couples.
Long-stay guests and remote workers
The 28-plus-night long-stay window is where the cottage quietly comes into its own. Stays of 28 nights or longer receive a 40% discount on the nightly rate. The Wi-Fi is strong enough for video calls. The work surfaces are flat and lit. The grocery store and bakery are walking distance into the village. For sabbaticals, novel-writing months, and the digital nomad year, the cottage is one of the more cost-effective long-stay options in the western Peloponnese.
Literary travellers
The Patrick Leigh Fermor House at Kalamitsi is a 15-minute walk from the cottage. Guided tours are available by appointment through Aria Hotels. The village beach has a stone bench where Fermor used to sit. Old Kardamili, the 17th-century fortified hilltop settlement above the village, is a 25-minute walk uphill. The cottage is the quietest base from which to do the literary walks.
What is within walking distance, and what is not
Honest framing here, because it gets misrepresented elsewhere. Achilles Cottage is walking distance to Kardamyli’s old town, to the village square, to the bakery (Noeas, which is a patisserie, not a restaurant, and the place to send anyone with a sweet tooth), to Lela’s Taverna, to the harbour, and to the Mourtzinos Tower at the entry to Old Kardamyli. It is not walking distance to any beach. The coastal road has no sidewalks. Even Ritsa, the closest beach to the cottage, is a short drive, not a stroll. Most guests rent a car at Kalamata Airport for the area’s narrow roads.

How Achilles Cottage compares to the Main Villa and the full estate
Three Villa Leonidas accommodation options sit within a short walk of each other in Kardamyli. The match for your stay depends on what you want.
If you want a pool
Choose the Main Villa or Villa + Guest House. Both share the same heated 8 by 4 metre saltwater infinity pool on the main estate. Three bedrooms and six guests at the Main Villa; five bedrooms and ten guests for the full estate.
If you want quiet
Choose Achilles Cottage. It is the smallest and most private of the three. No pool, no second guest house, no shared terrace. Just the cottage, its walled garden, and the olive grove next door.
If you have a multi-generational group
Many extended families book the full estate (Main Villa + Guest House for ten guests) and then add Achilles Cottage as an annex for two more, often grandparents who want their own space. The cottage is not physically connected to the estate; it has its own drive, so the configuration works for groups who want togetherness with a quiet release valve.

Frequently asked questions
Is there a pool at Achilles Cottage?
No. The cottage is a quiet stone retreat without a pool. Guests who want pool access either book one of the main estate properties or drive to the village beaches. Ritsa is the closest, at around 1.5 kilometres by road.
Can we book Achilles cottage as part of a larger group?
Yes. Many extended families book the full Villa + Guest House and add the cottage as an annex for grandparents or a second couple. The cottage has its own drive and is not physically connected to the main estate, so the configuration works for togetherness with privacy.
Is Achilles cottage suitable for working remotely?
Yes. Fast Wi-Fi, two work-friendly surfaces, quiet setting, walking distance to the village. The 28-plus-night long-stay discount makes the cottage one of the better-value long-stay options in the western Peloponnese.
Can we walk to dinner from the cottage?
Yes. Old Kardamyli, the village square, the harbour, Lela’s Taverna, Tikla, Dioskouri, and Taverna Kastro are all within a 10 to 20 minute walk downhill. The walk back uphill is roughly 25 minutes, or a five-euro taxi.
The honest read
Achilles Cottage will not be for everyone. People who want a pool, a lively scene, or a large group rental should look at the Main Villa or the full Villa + Guest House estate. People who want a quiet stone cottage with a walled garden, a short walk to one of Greece’s loveliest villages, and a base from which to walk into Old Kardamyli or drive to a different beach every day, will probably find it among the easier holidays of the year.
