A Kardamyli villa buyout represents a category of holiday that simply did not exist 20 years ago: the full-property family rental. Ten people from three generations, one private estate, one pool, two kitchens, and a full week to share a country together. It started in Tuscany in the 2000s, moved to Provence and Croatia, and is now quietly arriving in mainland Greece. Booking a large Kardamyli villa is the ideal solution for groups seeking privacy, and Villa Leonidas in Kardamyli is one of the early specimens: a magnificent five-bedroom estate of two stone buildings, sleeping up to ten, on the Gulf of Messenia.
This is a practical guide to renting this premium Kardamyli villa estate: who sleeps where, what each generation does with their day, how the kitchens and the meals work, and the honest trade-offs versus booking a traditional hotel.
The Structural Layout of This Kardamyli Villa Estate
The full Villa + Guest House booking gives you the entire Villa Leonidas estate: the three-bedroom Main Villa, plus the separate two-bedroom Guest House across the terrace. Choosing this large Kardamyli villa configuration gives you five bedrooms total, accommodation for up to ten guests, three and a half bathrooms, two full kitchens, two living rooms, and one shared 8 by 4 metre heated saltwater pool. You also enjoy two outdoor gazebos, a large stone dining terrace with a table for 12, and secure parking for four cars inside the gate of your private Kardamyli villa.
Please note that the Guest House cannot be booked on its own; it is exclusively available as part of the full family reservation. If you need a smaller standalone Kardamyli villa option for two to four guests, see Achilles Cottage.

Achilles Cottage as the annex option
Some multi-generational groups also book Achilles Cottage simultaneously with the main Kardamyli villa. The cottage is a separate property with its own drive located 200 metres from the main estate, sleeping two to four guests. It is not physically connected to the estate. Grandparents who want their own quiet space, or a second couple who want privacy away from the central Kardamyli villa, often request the cottage as an annex. This brings the total maximum group capacity to 14 guests across all three structures.

How each generation uses their day
The grandparents
Slow mornings on the Guest House terrace with the second espresso machine. A walk down to the village bakery (no kids in tow). Mid-morning swim. Long lunch in the gazebo. An afternoon nap in the Guest House living room. Sunset on the stone terrace before dinner. The Guest House’s physical separation from the Main Villa means they can disengage completely when the main Kardamyli villa household gets loud.
The parents
Coffee, kids, breakfast, sea. The Main Villa kitchen is set up for cooking for six, so two adults can put together breakfast for the whole household without crowding. Afternoons split: one parent at the beach with the children, one parent on the terrace with a book. Evenings are shared dinners on the stone dining table for 12.
The children
Pool. Pool. Pool. Walks down to Ritsa Beach. Ice cream from the village. Kids of any age love the freedom of this walled Kardamyli villa estate; small children stay safely within the pool gate, while older kids walk into Old Kardamyli with their parents. The two gazebos turn into forts on day three. By day five they have given each gazebo a name.
The kitchens and the meals
Two full kitchens is the primary structural advantage of this unique Kardamyli villa configuration. One can cook breakfast while the other is being cleaned from last night’s dinner. One can be a quiet adults’ kitchen while the other is the children’s-snacks-and-juice kitchen. Both have ovens, dishwashers, espresso machines, and full cookware.
Dinners are typically on the long stone dining terrace, table for 12. Two suggested approaches:
- Three nights cooking together at the estate (grocery shopping in Kardamyli or at the Kalamata Wednesday/Saturday market).
- Three nights out at the village tavernas (Lela’s, Tikla, Gialos, Dioskouri, Taverna Kastro).
- One night with a private chef arranged through Villa Leonidas (request 72 hours ahead).
The private chef option is the one most multi-generational groups under-use and then regret not booking earlier. Three courses, regional Mani ingredients, the chef cooks in the Main Villa kitchen and serves on the terrace, the group does nothing but eat and laugh. Around €60 to €90 per person depending on menu.
Pricing the Full Kardamyli Villa Buyout

On-arrival and on-stay support
Property manager Michael personally welcomes every arrival at your Kardamyli villa, walks the lead guests through both buildings at check-in, and stays reachable by phone through the week for restaurant suggestions, grocery contacts, the private-chef booking, the local taxi, and any logistics question. He returns to handle check-out. Owners Leo and Cindy curate the experience and respond personally to every guest review.

Frequently asked questions
Can we rent just the Guest House?
No. The Guest House is only available as part of the full Villa + Guest House booking. If you need a smaller standalone property for two to four guests, see Achilles Cottage.
Is the property suitable for a wedding?
Villa Leonidas is not a licensed wedding venue, but many wedding parties use the estate for the week of the ceremony. Rehearsal dinners on the terrace, after-parties around the pool, accommodation for the immediate family. The ceremony itself typically takes place at a licensed Kardamyli taverna, a local chapel, or a registry in Kalamata.
Are pets allowed?
On request and case-by-case. Small dogs have been hosted before. Coordinate with Michael at booking.
What is the minimum stay?
Four nights in peak season, three in shoulder, two in low season.
Can we get a chef?
Yes. Private chef and in-villa massage are both arrangeable. Request at least 72 hours ahead through Michael.
The honest read
The estate buyout makes sense when the household is six or more, the trip is at least four nights, and the priority is time together rather than a packed itinerary of tourist sites. If the group is two to four, the cottage is the right format. If the group is six and one couple wants pool access, the Main Villa alone is the right format. The full Villa + Guest House is the right format for the proper family-reunion week, three generations, ten guests, two buildings, one pool, one week.
