How to book?

Terms & Conditions

This Agreement constitutes a binding rental contract between the Guest and Villa Leonidas.

1. Legal Entity & Governing Law

Villa Leonidas (VLN) and the website kardamili-hotel.com are operated as a Sole Proprietorship. As a family-owned hospitality business, all operations, local safety standards, and rental agreements are governed by and construed in accordance with the Laws of Greece.

Any disputes arising from the use of this site or the rental of the property shall be subject to the exclusive jurisdiction of the competent courts of Kalamata, Messinia, Greece, as the regional seat of the West Mani judicial district.

2. Payment & Security Deposits

Payment: 100% of the total rental amount is due at the time of booking. Reservations are not confirmed until full payment is successfully processed via our secure payment partner, GuestyPay.

Damage Deposit: A $500 refundable damage deposit is required for all standard reservations. This is collected separately from the rental rate and is fully refundable subject to a property inspection.

Long-Term Stays: For stays exceeding thirty (30) nights, the required security deposit is one and one-half times (1.5x) the total rent due.

Refund of Deposit: The deposit will be returned within a reasonable period following checkout, provided no damage, loss, excessive cleaning, or violation of rental terms occurs. Villa Leonidas reserves the right to deduct costs for damages or rule violations exceeding the deposit amount.

3. Property Use & Rules

Main Villa & Guest House: Guests enjoy full access to the primary villa facilities and swimming pool.

Achilles Cottage Notice: Achilles Cottage is a standalone property. Guests of Achilles Cottage do not have access to the swimming pool or the main villa grounds. This property must be booked independently.

Minimum Age: The primary guest must be 28 years of age or older.
Prohibitions: No smoking inside the premises, no parties, and no unauthorized events.
Quiet Hours: Respect our neighbors and local community. Quiet hours are strictly enforced according to Greek law (15:00–17:30 and 23:00–07:00).

4. Liability & Agreement

Villa Leonidas shall not be liable for cancellations or interruptions caused by events beyond its reasonable control (Force Majeure), including acts of God, weather, government actions, or utility failures. By completing a reservation, the guest agrees to all terms set forth herein, which constitute a binding rental agreement.
